A virtual tour is an interactive set of 360-degree views of a property that a viewer moves through on a screen or headset. Each view is a panorama taken, or rendered, from one point; the viewer looks around by dragging or turning their head, and clicks a hotspot to move to the next point.
Virtual tours in real estate
In real estate, virtual tours let buyers walk a listing online before booking a visit; most are camera scans of existing homes. A real estate virtual tour of a finished home is captured with a 360 camera or a phone. A home that is still on paper cannot be scanned, and that gap is where a rendered tour comes in.

A Matterport or Zillow 3D Home tour is a camera scan of a home that already exists, and a rendered 3D tour is built from plans, so it works before construction and can show any finish option. A scan records what is there, empty rooms and all; a render shows what you design, furnished and lit. What is a Zillow 3D home tour?
A Zillow 3D Home tour is a free scan-based tour that agents capture of an existing home through Zillow's app. When Zillow launched it across the US and Canada, it said agents could capture 360-degree photos with an iPhone or a Ricoh Theta V or Z1 camera, and a whole house in as little as 15 to 20 minutes. It needs a home to stand in.
Why render a tour instead of scanning with Matterport?
Rendering a tour lets you sell a home before it is built, while a Matterport scan can only start once the home stands finished. A scan also needs a capture device or a technician on site; Matterport's own site lists Capture Services, with its technicians scanning spaces in 200 cities. A rendered tour needs only the plans and a finish schedule, and it can show finish options the built home will never have side by side.

3D walkthrough vs 3D tour
A 3D walkthrough is a fixed-path video, and a 3D tour lets the viewer choose where to go; we produce both from the same model. A real estate 3D walkthrough is a film the buyer watches, with music and a planned route, made by our architectural 3D animation team, with the first draft in 2 to 3 weeks. A tour is something the buyer drives. Websites often use the film to draw a buyer in and the tour to let them explore.

Can the tour be viewed in VR?
Rendered tours can be viewed in a VR headset, and full VR scenes with free movement are a separate service. Looking around a 360 panorama in a headset gives a virtual reality house tour from fixed points; walking freely through the home needs a scene built for real-time 3D rendering, which our VR real estate tour service builds in Unreal Engine 5 for sales suites, running on Meta Quest and PC VR headsets through OpenXR.

What file formats do you deliver?
Each scene is delivered as a 360 panorama in JPG, and the assembled tour as a link or embed code on the hosting agreed in your quote. Because you own the panoramas, with full commercial use and no time or place limit, they can also be loaded into other tour platforms or listing sites that accept 360 images.

How long is the tour hosted?
Hosting is agreed in your fixed quote, which states where the tour lives and for how long. You also keep every panorama, so the tour can be moved to another platform later.
Can buyers switch finishes inside the tour?
Yes, by adding a scene for each finish option and a hotspot to switch between them, so buyers compare options without a design center visit.
Can the tour run on our own website?
Yes. Embedding the tour on your site is part of the delivery and hosting set in your fixed quote, and the panoramas are yours to use on listing sites too.
