What is virtual staging?
Virtual staging is adding furniture and decor to photos of empty rooms with 3D models or image editing, so buyers can see how the space lives. What is virtual home staging, in practice: a photographer shoots the vacant home, a designer furnishes each photo on a computer, and the listing shows rooms with a sofa, a bed and a dining table that were never delivered. Nothing changes in the house itself. If the room does not exist yet, there is no photo to stage, and our 3D interior rendering services create the whole image from the plans instead.
What does virtually staged mean on a listing?
'Virtually staged' on a listing means the furniture in the photo was added digitally and is not in the home. The virtual staging meaning is narrow: the walls, floors, windows and views are the real ones, and only movable furnishings were added. That is also the virtually staged meaning buyers should be able to rely on, which is why the label and the empty original travel with the photo. If the floors or cabinets were changed too, the photo is a renovation, not a staging, and should say so.

How virtual staging works
Virtual staging takes four steps: you upload photos, we place furniture models to the room's perspective, match light and shadows, and return the staged photos. This is 3D staging, not cut-out pasting: the virtual staging furniture is real 3D models of sofas, beds and tables, placed in a 3D scene that matches the camera of your photo, so a chair seen from above in the photo is rendered from above.

- 02Match the camera: we read the photo's perspective and lens and set the 3D camera to fit, so floor lines and wall corners line up.
- 03Place and render the furniture: 3D models are arranged to the room's real dimensions and rendered in 3ds Max with Corona or V-Ray, with light coming from the room's own windows.
- 04Blend and check: the render is composited into the photo in Photoshop, shadows and reflections are matched to the floor, and a designer checks scale and perspective before the photo is sent.

Those figures are about staging as a whole; the report gives no separate sales effect for virtual staging.

What file formats do you deliver?
Staged photos are returned as JPG and PNG at the full resolution of the photo you send, ready for MLS, listing portals and print. Each staged photo has the same file name as its original plus a suffix, so the pair stays together for disclosure. You get full commercial use, with no time or place limit.

Questions
Do I need to disclose virtual staging on the MLS?
Disclose it wherever your MLS asks, and in California it is the law: AB 723, in force since January 1, 2026, requires a clear label on digitally altered listing images and access to the unaltered original, with virtual staging named as an example by the San Diego MLS. We deliver every staged photo beside its original for that reason.
Can you stage an occupied room?
Yes. We remove the existing furniture in the photo first, then stage the room; removal is priced in the fixed quote because the work depends on how much is in the room.
Can you stage exteriors and patios?
Yes. Patios, decks and balconies can be furnished with outdoor seating, planters and lighting, so buyers see the outdoor space as another room of the home.
