Virtual renovation is the editing of photos of an existing room or house to show it remodeled, with new flooring, paint, cabinets, fixtures or siding, and our designers do it for listing agents, house flippers and remodeling contractors. Buyers see what a dated home could become and homeowners see their own room remodeled before they sign, with the first renovated photos in 3 to 5 business days, each delivered beside its original for disclosure; it extends our real estate virtual staging service to rooms where the finishes change, not only the furniture.

What do you get with our virtual renovation service?
A virtual renovation order returns each photo with the chosen changes made in 3D, matched to the room's perspective and light, beside the original. This is 3D renovation, not a color filter: new cabinets, tile and flooring are modeled and rendered in 3ds Max with Corona or V-Ray, then set into your photo in Photoshop, so a new countertop catches the light from the room's own window. Walls, windows and the room's size stay as they are in the photo.

When a remodel moves walls, a photo of the old room no longer fits the new one, so we render the space from a plan instead, as an interior or exterior rendering. The quote says which applies before work starts.

Who orders virtual renovation?
Listing agents with dated homes, house flippers pitching to buyers or lenders, and remodeling contractors selling a job order virtual renovations. An agent selling a 1980s house shows buyers what the kitchen could be, so the listing competes with renovated homes nearby. A flipper shows a lender or a partner the finished product before buying materials. A contractor shows the homeowner their own room remodeled, which is the subject of the next section.
The disclosure rule is the same as for staging: a renovated photo shows what the home could be, not what it is, so it is labeled and shown with the original.

3D remodel visualization for contractors
Remodeling contractors use a 3D remodel image to close the sale, because a client who sees their own room remodeled is saying yes to a picture, not to a quote and a sample board. The contractor photographs the room on the estimate visit, lists the finishes in the proposal, and sends the renovated photo with the price. If the client is choosing between two cabinet colors, two photos settle it.
For a kitchen being designed from scratch, with new layout and appliances, a kitchen rendering made from the plans is the better tool. When the remodel changes the layout of a whole floor, a floor plan to 3D conversion shows the new arrangement from above, room by room.

Virtual renovation lets a buyer, lender or homeowner see the finished remodel on a photo of the real room, so the decision is made on a picture of the result instead of a sample board. Because each new finish is modeled and lit to match the room, the photo shows the remodel that is specified, not a guess, and it sits beside the original so nobody is misled.

Is AI remodel free to use?
Free AI remodel apps can restyle a photo, but they change walls and windows at random, so for a listing or a signed contract the design is modeled to the real room. An AI app does not know which wall is load-bearing, where the plumbing runs or which cabinet you priced; it paints a plausible kitchen, and the window may move a foot to the left. For a mood check that is fine. For a photo a buyer relies on, or a picture a homeowner signs a contract against, each finish has to be the one specified. Questions
Do I need to disclose a virtual renovation on a listing?
Yes. A renovated photo shows work that has not been done, so label it and show the original beside it. The NAR Code of Ethics requires a true picture in advertising, and California's AB 723, in force since January 1, 2026, requires a disclosure on digitally altered listing images and access to the unaltered original, as the San Diego MLS explains.
